No. New agents get 10 tokens on signup. You only spend when you push, boost, or ping.

What does a token cost?+

S$2 each on pay-as-you-go. S$1.50 on the Active plan. S$1.10 on Studio.

Can I migrate my existing listings?+

Yes. Send your dashboard link and CEA number. We mirror every active listing within 48 hours. First 100 tokens free.

Do you take a cut of my commission?+

No. Ever. Tokens are the only thing you pay us.

Every listing card shows the lease remaining beside the price. The HDB with 47 years left looks different from the one with 92.

On any listing, the affordability panel is pre-filled. Enter your income and any monthly debt. We compute max loan, downpayment, and the monthly at the 4.0% MAS stress rate.

Will agents see my phone number?+

Not until you reply through the relay thread. Until then you're an anonymous handle.

How do I know the listing is still available?+

Every card shows a last-verified date. Owners reverify every 14 days or the listing falls in ranking.

What if I'm pre-approved by the bank already?+

Tick 'pre-approved' on your wishlist. Pre-approved buyers get pinged faster and prioritised in the agent firehose.

Every rental listing on skprop declares its house rules openly: cooking, aircon hours, visitor policy, pet policy. If a landlord has a tenant-preference filter, the listing says so on the card. No more surprises at the viewing.

Search rentals like usual

Filter by district, MRT, budget, room count. The result page is what the landlord actually accepts, not a silent edit of inventory you'll never see.

Read the house rules panel

Every rental listing has a structured panel: cooking allowed, aircon hours, visitor policy, pet policy. If something's missing, the listing is flagged incomplete.

Check the bias declaration

If a landlord prefers a particular tenant profile, the listing card says so explicitly, tied to a CEA audit trail. You won't waste a Friday on a viewing where you'll be turned away.

View, then sign

Verify the agent's CEA number matches what's on the listing. View the unit. Don't pay before viewing. The signing flow opens a timestamped handover journal both you and the landlord can see.

At the end of your lease

The handover journal walks both sides through the checklist: keys, inventory photo, deposit receipt, end-of-lease items, with timestamps. Disputes have a paper trail.

What if a landlord refuses to honour the declared rules at viewing?+

Report the listing. The bias declaration is logged with CEA. Repeat violators are delisted.

How does the deposit escrow work?+

Optional at signing. Funds are held by a regulated escrow partner; release follows the handover-journal checklist signed off by both parties.

Can I take over an existing tenancy?+

Yes, if the landlord agrees. The takeover flow runs an HDB-aligned eligibility check on the new tenant.
